# Concrete Polishing in Mississauga, ON - Densified, Dust-Proof Floors With No Coating to Fail

Toronto Elite Epoxy Flooring - Mississauga

[/ →](/)

grinds, densifies, and polishes concrete for retail units, office lobbies, restaurants, schools, showrooms, and warehouses. Every polished floor follows a graduated grit sequence from coarse metal-bond tooling up to fine resin pads, with a choice of matte, satin, or high-gloss sheen and optional scoring, exposed aggregate, or dye.

Polishing goes wrong when an installer runs the same grit sequence on every slab without checking hardness first. Many slabs poured from the 1970s to the 1990s, which describes much of the industrial stock in Malton, Meadowvale, and the Dixie Road corridor, vary in hardness across a single pour. Soft paste zones rate around Mohs 3-4 and hard aggregate around Mohs 6-7. Run a fine grit over a soft zone and it glazes instead of cutting, leaving a cloudy floor that can only be fixed by starting over. How deep the lithium densifier gets, ideally 3-5 mm, decides how long the sheen and scratch resistance last.

Typical commercial projects run 1,000-20,000 sq ft and take 2-5 days depending on hardness and target sheen. Pricing runs $3 to $8 per sq ft installed. With no coating to wear through, polished concrete removes wax stripping and recoat costs for the life of the slab.

## What is Concrete Polishing?

Concrete polishing is a mechanical process that takes a rough slab and grinds it through finer and finer diamond grits until it reaches the sheen you want. There’s no separate coating. The floor you walk on is the slab itself, hardened and dust-proofed with a lithium silicate densifier.

For retail units, showrooms, and warehouses in Mississauga, polishing gives you a hard, bright, low-maintenance floor with no coating to peel. Done properly, it lasts as long as the slab. As a

full-service epoxy flooring contractor

, we’ll tell you honestly when polishing beats a coating and when a

retail showroom epoxy finish

[/retail-showroom-epoxy/ →](/retail-showroom-epoxy/)

is the better fit for your space.

We grind in multiple stages using vacuum-attached machines from Lavina and HTC, with a densifier pass partway through. You choose the final sheen: matte for industrial, satin for retail, or high-gloss for premium showrooms.

## What’s Included

- Slab assessment and sheen selection with sample boards
- Multi-grit diamond grinding (4-7 passes depending on target sheen)
- Lithium silicate densifier application
- Polish to your chosen sheen (matte, satin, or high-gloss)
- Optional stain or dye for colour
- HEPA-filtered vacuum equipment to keep dust to a minimum
- Off-hours scheduling for retail and warehouse environments

## Polished Concrete vs Epoxy: Which Floor Is Right for You

Facility managers in Mississauga ask us this more than any other question. The answer depends on four things: what the floor has to resist, how it will be maintained, how long you’ll own or lease the space, and what condition the slab is in.

Polished concrete is the better choice when you want a permanent, cheap-to-maintain floor with a clean industrial or modern retail look. Retail units in the plazas around Square One and showrooms along Dundas often choose an 800-grit satin finish. The reflective surface amplifies daylight, cuts lighting costs, and only needs a pH-neutral damp mop and a yearly burnish. There’s no coating to peel, no recoat to budget for, and nothing to delaminate if a pallet gets dropped.

Epoxy systems, such as broadcast polyaspartic, aliphatic polyurea topcoats, or chemical-resistant novolac, are the right call when the floor faces regular chemicals, needs a vapour barrier, must meet CFIA continuous-sanitation standards, or needs specific colour and decorative aggregate. A plant in the Southdown Industrial Area handling solvents needs a novolac epoxy rated for chemical exposure, not a polished slab. A food processor in Meadowvale facing CFIA inspections needs a seamless urethane cement or epoxy floor, because bare concrete’s micro-pores can hold bacteria. In residential garages, broadcast polyaspartic with anti-slip grit beats polishing because it resists road salt, motor oil, and brake fluid far better.

Cost matters too. Polished concrete typically runs $4-$9 per sq ft depending on slab condition and sheen. A comparable broadcast polyaspartic system runs $5-$12 but adds colour, chip, and metallic options that polishing can’t offer. Over the long run, polishing often wins in busy commercial spaces because it eliminates the 7-10 year recoat cycle. If you’re on a five-year lease with no plan to renew, a mid-range polyaspartic system may make more financial sense.

## Concrete Polishing: How It Works and How Long It Lasts

Polishing follows a strict grit progression, and rushing it permanently hurts the result. We start with metal-bond diamond tooling at a coarse 30 or 50 grit to flatten the slab, strip old coatings or glue, and reach a CSP 1-2 profile on the ICRI scale. Skipping grits or moving too fast leaves scratches below the surface that show up under raking or directional light, especially on high-gloss floors at 1,500-3,000 grit.

After the coarse passes, we apply a lithium silicate densifier. It soaks into the concrete, reacts with free lime and calcium hydroxide in the paste, and forms calcium silicate hydrate crystals that fill the pores. The floor becomes measurably harder, typically 20-30% on Mohs comparison testing, and is permanently dust-proofed. Sodium silicate is cheaper but can leave a residue that hazes the surface. Lithium leaves none, which is why it’s the professional standard.

Once the densifier cures, usually in one to four hours depending on temperature and porosity, we continue with resin-bond pads at 100, 200, 400, 800, 1,500, and 3,000 grit as needed. Matte stops at 400 and suits warehouses and industrial units in parks like Meadowvale and Gateway, where traction matters more than shine. Satin at 800 suits retail and showrooms. High-gloss at 1,500-3,000 is for premium lobbies and hospitality spaces where maximum light reflection is the goal.

Durability is the big long-term advantage. There’s no coating to wear through because the floor is the slab. In moderate-traffic retail, a satin floor may dull slightly in the busiest aisles after 5-7 years, and a single burnishing pass brings it back. ASTM E303 testing on a well-maintained floor at 400 grit or higher typically returns a DCOF above the 0.42 minimum for commercial flooring under ANSI A137.1. A penetrating silane/siloxane guard can improve wet traction further without changing the sheen.

## Concrete Staining, Dyeing, and Decorative Options for Polished Slabs

Polished concrete doesn’t have to be grey. Acid stains and water-based reactive dyes applied between grinding passes change the colour of the concrete itself instead of sitting on top. The colour is in the slab, so it can’t peel, chip, or delaminate. In high-traffic retail, where a topcoat might show scratches and wear lines within a few years, that’s a real advantage.

Acid stain is a dilute hydrochloric acid solution with metallic salts: ferric nitrate for amber and brown, cupric nitrate for blue-green, and sodium ferrocyanide for yellow. The acid opens the pores, the salts react with free lime in the paste, and you get a permanent mineral colour that deepens with each polish pass. The palette is limited to earth tones such as browns, russets, greens, and golds. Restaurants and cafes looking for an aged, patinated floor, like those in the historic village cores of Streetsville and Port Credit, often choose it.

Water-based dye goes into the pores without the acid reaction, so almost any colour is possible. Dye is more even than acid stain, which makes it the right spec for corporate lobbies and branded retail spaces that need a specific Pantone or brand colour. That’s common in the head offices around the Airport Corporate Centre and new commercial podiums along the Hurontario corridor. Dye goes on after the coarse passes and before the densifier, so the colour sits in the top 1-3 mm of the slab, and the densifier or a guard coat locks it in through the remaining passes.

One practical point: dye is sensitive to temperature and humidity. Below 10°C or above 75% relative humidity, it absorbs unevenly and looks blotchy. That matters in strip plazas where the slab sits at grade with little heat in winter. We check conditions before booking dye work and use propane heat and dehumidifiers in the shoulder seasons to keep the window open.

## Related Questions Business Owners Ask

### Concrete Polishing Cost: What Per Square Foot?

Most projects run $4-$9 per sq ft, driven by slab condition, the number of grit passes, and the sheen. A 5,000 sq ft warehouse polished to 400-grit matte lands closer to $4-$5 per sq ft. A premium 3,000-grit high-gloss lobby can reach $8-$10 because of the extra passes and labour. Every quote becomes a fixed-price contract after we’ve assessed the slab.

### How long does a polished concrete floor take to install?

A typical 3,000-5,000 sq ft commercial floor takes 2-4 days from coarse grinding to final polish. The densifier needs one to four hours to cure before grinding resumes, which adds time but is essential for a durable finish. Warehouse floors of 20,000 sq ft or more, common near Pearson and along Highway 401, are usually scheduled over consecutive night or weekend shifts, each covering one or two grit stages.

### Can polished concrete be done over a previously coated floor?

Yes, but it adds time and cost. Old epoxy, urethane, or VCT adhesive has to come off before polishing starts. Shot blasting is often needed to reach a clean CSP 1-2 profile, and depending on how thick and well-bonded the adhesive is, we may need extra passes at 16 or 30 grit before the normal sequence. We assess all of this at the site walk and include it in the fixed price, so there are no surprises once work begins.

### Does polished concrete require sealing after the polish?

The lithium densifier isn’t a topical sealer. It changes the slab chemically rather than sitting on it. Most retail and warehouse floors perform well without a topical guard. Where there are regular spills, cooking oil, or salt tracked in from the parking lot every winter, we add a penetrating silane/siloxane guard to the finished floor. It improves stain resistance without changing the sheen or creating a film that could scratch or peel.

### What slip resistance standard does polished concrete meet?

At 400-grit matte or 800-grit satin, polished concrete typically meets or exceeds the DCOF 0.42 minimum for level commercial floors under ANSI A137.1 when dry. Wet traction drops as gloss goes up, so a 3,000-grit floor is noticeably slicker when wet. Where water or cleaning fluid is present, we recommend stopping at 800 grit or adding a grip treatment. Ontario workplace safety rules require compliant slip resistance in food service and industrial settings, and we provide DCOF test results on request.

Every project with Toronto Elite Epoxy Flooring - Mississauga starts with an honest slab assessment and a straight answer on whether polishing or a coated system is the better long-term investment for your facility.

## Concrete Polishing FAQs

### How much does concrete polishing cost in Mississauga?

Most commercial projects run $4-$9 per sq ft depending on slab condition, grit passes, and sheen. A 5,000 sq ft warehouse in Meadowvale polished to a 400-grit matte typically lands around $4-$5 per sq ft. A 3,000-grit high-gloss lobby can reach $8-$10. Slabs with old coatings or adhesive cost more because of the extra grinding.

### Can you polish a warehouse floor near Pearson without shutting operations down?

Yes. We split larger floors into zones and work overnight or on weekends, typically covering one or two grit stages per shift. Each zone is reopened before the next is closed off, so racking and shipping lanes keep moving.

### Should I polish or coat my retail unit?

Polish if you want a durable, low-maintenance, modern look and the space doesn't face heavy chemicals or need a vapour barrier. Coat if you need custom colour, chemical resistance, or CFIA-level sanitation. We'll give you an honest recommendation at the assessment.

### Does polished concrete need a sealer?

The lithium densifier works inside the slab, so most floors don't need a topical sealer. For spaces with regular spills, cooking oil, or salt tracked in from the parking lot, we add a penetrating silane/siloxane guard that improves stain resistance without changing the sheen.

### Is polished concrete slippery?

At 400-grit matte or 800-grit satin, polished concrete typically meets the DCOF 0.42 minimum under ANSI A137.1 when dry. High-gloss finishes are slicker when wet, so for entrances and wet areas we recommend stopping at 800 grit or adding a grip treatment.
