# Epoxy Floor Repair & Recoat in Mississauga, ON - Fix the Cause, Not Just the Coating

Toronto Elite Epoxy Flooring - Mississauga

diagnoses, repairs, and recoats failing epoxy floors in garages, basements, warehouses, and commercial spaces. Every repair starts with a diagnosis: delamination, moisture bleed, worn topcoat, or chemical breakdown. Then we grind to bare concrete, repair cracks and spalls, prime for moisture where needed, and install a fresh 100% solids epoxy base with a polyaspartic topcoat.

Almost every failed floor we see traces back to one of three causes. Acid etching leaves residue and a weak profile with nothing for the coating to grip. Coatings applied over damp slabs without ASTM F2170 testing get pushed off by vapour pressure. Waterborne systems with 40-60% solids shrink as they cure, leaving a thin, brittle film that cracks under freeze-thaw. We see all three across the city, from DIY kits in newer subdivisions to budget coatings in older Malton and Cooksville industrial units. A proper repair never coats over the failure.

Most repair and recoat projects cover 400-3,000 sq ft and take 1-2 days. Pricing runs $3 to $8 per sq ft installed depending on how hard the old coating is to remove, the slab condition, and the new system. Every recoat carries the same warranty as a new floor.

## What is Epoxy Floor Repair & Recoat?

When an epoxy floor fails, it usually peels at the edges, bubbles and lifts, or wears through where traffic is heaviest. The cause is almost always one of three things: poor prep (acid etching instead of diamond grinding), moisture coming up through the slab, or a budget solvent-based product that was the wrong choice from the start.

For homes and businesses across Mississauga, we figure out which one it is, remove the failed coating mechanically, repair the concrete, and recoat with 100% solids commercial-grade epoxy. Done properly, the recoated floor carries the same warranty as a new install from a

. Where the slab itself is damaged, the job starts with proper

concrete repair and restoration

before any new coating goes down.

We also offer anti-slip upgrades for floors that are sound but slippery, adding grit under a new traffic-rated topcoat for commercial kitchens, clinics, and pool decks.

## What’s Included

- Failure diagnosis (prep, moisture, or material)
- Mechanical removal of the failed coating by diamond grinding
- Substrate repair: crack stitching, spall patching, moisture mitigation
- A fresh 100% solids epoxy system
- Optional anti-slip grit upgrade
- Warranty on the new system
- Documented before and after records

## Why Epoxy Floors Peel and How We Fix Failed Installs

Peeling and delamination come from three different failure modes, and each needs its own fix. The first is poor surface prep, usually acid etching instead of mechanical grinding. Etching leaves residue in the pores and produces a profile well below the CSP 2-3 that 100% solids epoxy needs for a permanent bond. Floors installed this way typically start lifting at the edges within 6-18 months. Salt-heavy garages make it worse.

The second is moisture. Clay soils across Mississauga and the rest of Peel Region hold water, and many slabs poured before the 1990s, including plenty of homes in Cooksville, Applewood, and Clarkson, have no plastic vapour barrier underneath. Newer sub-grade townhome basements can also sit under hydrostatic pressure. F2170 probes on these slabs often read above 85% RH, well past the 75-80% limit commercial epoxy makers specify. Put a solvent-based or low-solids waterborne coating on that slab and vapour builds up behind it, creating the blister-and-bubble pattern many homeowners mistake for a bad product.

The third is the material itself. Hardware store solvent-based epoxy paints are often 30-50% solids. Once the solvent evaporates, the dry film is just 2-4 mils thick, roughly a tenth of a commercial 100% solids build at 20-40 mils. That thin film has almost no resistance to abrasion or temperature swings, and freeze-thaw speeds up the failure. In every case, the fix starts the same way: mechanical removal with a 10-inch or larger planetary grinder using 16 or 30-grit PCD tooling. Then come ASTM F2170 moisture testing, substrate repair, a moisture-mitigating primer if readings call for it, and a fresh 100% solids base coat. We never put a new coating over a failed one. The new system can only be as good as what it’s bonded to.

## When to Recoat vs Fully Replace an Epoxy Floor

The decision comes down to four things: how much of the floor has let go, the condition of the concrete, how many old layers there are, and your budget. A recoat, meaning removal of the failed system, substrate repair, and a fresh 100% solids system, is the right call when delamination covers less than about 30% of the floor and the concrete has no widespread spalling or structural cracks. On a typical two-car garage, that usually runs $1,800-$3,200 depending on repairs, compared with $3,800-$5,500 for a complete strip and reinstall with a new flake or quartz system.

Full replacement makes sense in two cases. The first is a floor with years of stacked coatings, like paint, solvent epoxy, and failed topcoats adding up to 15-25 mils with poor bonding between layers. Grinding through all of that takes so long that prep costs approach a fresh start. The second is a badly spalled or scaled slab, where the damage is more than crack stitching and patching can handle economically. That’s common in older industrial units in Malton and along Dixie Road that have seen decades of forklifts and salt. There, the right approach is a polymer-modified cementitious skim coat to rebuild a flat, sound surface before the new system goes on.

For floors that are structurally sound but worn, with lost gloss, fine scratches, or faded wheel paths, a topcoat-only recoat is a good middle option. We scuff-sand the existing coating to CSP 1 with 60-grit abrasive, solvent-wipe it, and apply a fresh aliphatic polyurea or polyaspartic topcoat at 3-5 mils DFT. Aliphatic topcoats hold up to UV far better than aromatic epoxy, which yellows within two or three seasons in an open garage or loading area. Topcoat-only recoats typically run $4-$7 per sq ft installed and add five to ten years of life before the full system needs replacing.

## How We Diagnose a Failed Epoxy Floor Before Quoting a Repair

Many contractors quote repairs from a photo or a quick look. We follow a structured diagnosis before putting a number on paper, because getting the cause wrong means the repair fails just like the original.

It starts with an ASTM F2170 in-situ relative humidity test. Two probes go 40% of the way into the slab and are sealed for at least 24 hours. The reading tells us whether moisture is part of the problem or whether the failure was purely mechanical. Older slabs without a vapour barrier almost always read above 80% RH, which makes a moisture-tolerant primer mandatory. Skipping this test and using a standard primer is how the same blistering comes back within a winter.

Next is a pull-off adhesion test with a portable ASTM D4541 pneumatic dolly. We glue a 50 mm aluminium disc to the coating, let it cure, and pull it off with a controlled gauge. Readings above 200 psi at the concrete interface mean the slab is sound enough for a recoat. Readings below 150 psi, or a pull that brings concrete aggregate up with the disc, mean the slab itself is weak and needs to be ground back further than the visible damage.

Third, we scrape and probe the edges of the failure. Coatings rarely fail evenly, and there’s usually a clear line where bonded and unbonded areas meet. We map that line across the floor and calculate how much has let go. Above 30%, a full strip and recoat is almost always cheaper than chasing patches. Below that, we remove the failed areas, feather the edges into the sound coating, and get a clean, solid result.

You get the diagnostic report, with moisture readings, adhesion results, and the delamination map, before the quote. That way you know exactly why the floor failed and how the new system will avoid it.

## Related Questions Homeowners Ask

### How do I know if my epoxy floor can be recoated or needs full replacement?

Lift a loose corner and look at how it broke. If the coating came cleanly off the concrete, the slab is probably sound enough for a recoat after grinding. If concrete crumbled or came up with the coating, the slab is deteriorating, and you need a full assessment with ASTM F2170 testing before choosing any system.

### How long does epoxy floor repair take?

Most residential repairs take two days. Day one covers grinding, substrate repairs, and the moisture primer. Day two covers the 100% solids base coat and polyaspartic topcoat. You can walk on it in 24 hours and drive on it in 72. Larger warehouse floors near the airport or in Meadowvale can take three to four days depending on size and the number of spall repairs.

### What does it cost to fix a peeling garage floor?

A diagnosis, full re-grind, moisture primer, and 100% solids recoat on a 400-500 sq ft two-car garage usually runs $1,800-$3,200. Anti-slip topcoat upgrades on a sound floor start around $600-$900 for the same size. Floors with heavy salt pitting or several stacked coatings fall at the higher end.

### Can moisture in a slab be fixed before recoating?

Yes, and it has to be, or the same failure comes back. We use a two-component moisture-mitigating epoxy primer rated for slab RH up to 98%, which bonds chemically to concrete even with active vapour drive. For slabs with ongoing hydrostatic pressure, such as some sub-grade garages and basements, we pair the primer with a negative-side crystalline waterproofing treatment along the slab perimeter.

### Is an anti-slip upgrade safe for commercial kitchens and CFIA-regulated facilities?

Yes, as long as the grit and topcoat are food-safe and meet CFIA friction requirements. We use aluminium oxide aggregate under a 100% solids aliphatic epoxy or polyurea topcoat that is seamless, non-porous, and compatible with steam cleaning and commercial sanitizers. Food plants and commercial kitchens should share their traffic patterns and slip-resistance requirements with us during scoping so we can choose the right aggregate size and density.

## Epoxy Repair FAQs

### How much does epoxy floor repair cost in Mississauga?

A diagnosis, full re-grind, and 100% solids recoat on a typical 400-500 sq ft two-car garage usually runs $1,800-$3,200. If the floor is sound and just needs grip, an anti-slip topcoat upgrade starts around $600-$900 for the same area. Floors with heavy salt pitting or several stacked failed coatings cost more, and the price is fixed in writing before we start.

### My DIY garage kit peeled after one winter. Can it be saved?

The kit itself can't be saved, but the floor can. Those kits are thin and usually go on over acid-etched concrete, so salt and hot tires lift them quickly. We grind the old coating off completely, repair any pitting, and install a proper 100% solids system. It's one of the most common jobs we do.

### Why is my basement epoxy bubbling?

Almost always moisture. Vapour coming up through the slab builds pressure behind the coating and lifts it in blisters. We confirm it with ASTM F2170 probes, then use a moisture-mitigating primer rated for high RH before recoating. Recoating without fixing the moisture just repeats the failure.

### Can you repair our warehouse floor without stopping operations?

Yes. We phase the work in sections, often at night or on weekends, so your racking and dock lanes stay open. Low-VOC materials keep odour to a minimum in occupied buildings.

### Should I recoat or replace the whole floor?

If the concrete is sound and less than about 30% of the coating has let go, a re-grind and recoat is usually the better value. Full replacement makes more sense when the slab is badly spalled, when several old layers are stacked up, or when moisture readings are very high.
