# Polyaspartic Floor Coating in Mississauga, ON - Fast-Cure Floors That Stay Clear

Toronto Elite Epoxy Flooring - Mississauga

[/ →](/)

installs stand-alone polyaspartic systems and polyaspartic topcoats over 100% solids epoxy for garages, basements, and light commercial floors. Every install starts with diamond grinding to CSP 2-3, followed by a polyaspartic or epoxy base, a flake or quartz broadcast if specified, and a high-build aliphatic topcoat that can go down in cold weather.

Standard epoxy struggles in an Ontario winter. Below about 10°C it cures slowly or not at all, which rules out many unheated garages from November to March. Polyaspartic chemistry keeps curing at much lower temperatures, so homeowners and businesses in Mississauga don't have to wait for spring. It's also aliphatic, which means it won't turn amber under summer sun or bright LED lighting the way aromatic epoxy and urethane topcoats do.

A typical garage is back to vehicle traffic in about 24 hours, and basements and commercial floors are walkable the same day. Pricing runs $3.50 to $7 per sq ft installed, depending on flake density, topcoat thickness, and slab condition. For 24/7 operations near Pearson and Highway 401, that fast return to service often decides which system we specify.

## What is Polyaspartic Floor Coating?

Polyaspartic is a fast-curing aliphatic polyurea coating. It bonds to bare concrete or over an epoxy base, cures in about 24 hours, stays clear without yellowing, and goes down at lower temperatures than standard epoxy.

In most Mississauga garages, we use it as the clear topcoat over a 100% solids epoxy base with broadcast quartz or flake. The epoxy provides thickness and bond. The polyaspartic adds UV stability and gets the floor back in use quickly. It’s the finish on most of our

garage floor epoxy

[/garage-floor-epoxy/ →](/garage-floor-epoxy/)

systems and a core part of the work we do as a

full-service epoxy flooring contractor

[/ →](/)

. On its own, it’s also a strong choice for light commercial floors that can’t close for long.

With proper prep, it lasts about as long as a full epoxy system: 10-15+ years.

## Polyaspartic 24-Hour Cure: How Fast-Return Floors Work

The fast cure comes down to chemistry. Polyaspartic is an aliphatic polyurea, specifically a diethyl aliphatic polyaspartate. When it’s mixed with an aliphatic isocyanate, it cross-links quickly and can be walkable in 3-6 hours at 10°C. Standard 100% solids epoxy usually needs 12-24 hours to take foot traffic at that temperature, and 48-72 hours before a car can go on it. For a family that needs the garage back before the Monday commute, that gap often settles which system we use.

The trade-off is a short pot life, usually 20-45 minutes from mixing to application depending on the product and the temperature. The crew has to move steadily across the whole slab without leaving lap lines or dry edges. That takes experience, and inexperienced crews are behind most of the polyaspartic complaints you’ll find in online reviews.

Polyaspartic generally reaches full vehicle-load strength in 24-48 hours. That’s why we quote 24 hours for foot traffic and light use, and treat 24-48 hours as the safe window for parking. For a shop or studio along Hurontario in Mississauga that’s open six days a week, losing one day instead of three makes a real difference.

## The Hybrid System: Why We Pair Epoxy Base with Polyaspartic Topcoat

Polyaspartic can be applied on its own over bare concrete, but you give up the thickness and chemical resistance of a 100% solids epoxy base. A full hybrid system does more than either product alone. It goes: ground concrete, then a 100% solids epoxy base at 10-20 mils dry film thickness, then a quartz or decorative flake broadcast, and finally a clear polyaspartic topcoat.

The epoxy base adds compressive and tensile strength, handles moisture vapour better when paired with a vapour-barrier primer, and fills small surface voids left after grinding. That matters here. Many 1960s and 70s homes in Clarkson, Cooksville, and Port Credit sit on slabs with little or no vapour barrier, and moisture coming through them can break down a thin polyaspartic-only coat. An epoxy primer rated for 8-12 lbs per 1,000 sq ft per 24 hours (ASTM F1869) handles that moisture before the decorative layers go on.

The polyaspartic topcoat then adds UV stability, abrasion resistance, and a gloss or matte finish that holds up to the salt, sand, and calcium chloride coming in on tires. In ASTM D4060 Taber abrasion testing, aliphatic polyurea topcoats typically last 2-3 times longer than aromatic polyurethanes before the film wears through, which pushes back the first recoat. On a 500 sq ft garage, upgrading from stand-alone polyaspartic to a hybrid system usually costs $500-$700, and it typically adds five or more years of service life.

## Cold-Weather Application: Polyaspartic’s Mississauga Advantage

October, November, March, and April bring a lot of calls from homeowners who want their garage finished before winter or right after the thaw. Standard epoxy needs the slab surface to be at least 10°C, and many products need 15°C to cure reliably. An unheated garage sitting at 5-8°C in November will fail an epoxy adhesion test before the job is even finished.

Polyaspartic formulations can cure on slabs as cold as -10°C with the right catalyst adjustment. Aliphatic polyaspartate chemistry doesn’t depend on heat to cross-link the way epoxy amine systems do. In practice, a heated garage in Meadowvale or Lisgar can get a polyaspartic floor in January with no temperature-related bond issues, as long as the slab is above the dew point and free of frost or ice.

For unheated or partly heated garages, we use propane construction heaters to bring the slab up to temperature and hold it there through the first cure. Running heaters in an enclosed space means CO monitoring, which our crews do as standard on every winter job. Heating usually adds $150-$350 depending on the garage size and how long it has to be held at temperature, and it’s included in the fixed price rather than added later.

## Surface Preparation Standards That Determine Coating Life

No polyaspartic system performs as rated on concrete that hasn’t been profiled properly. ICRI guideline 310.2R rates surfaces from CSP 1 (the lightest, typical of acid etching) to CSP 9 (heavily scarified). Polyaspartic needs at least CSP 2-3, and the only reliable way to get there is diamond grinding with the right tooling for the slab’s hardness.

Shot blasting reaches CSP 4-6 and is standard on big commercial floors in places like Meadowvale Business Park. In a residential garage, diamond grinding is more practical because the grinder can work around drains, joints, and edges that a shot blaster can’t reach cleanly. Grinding also removes old paint, sealers, efflorescence, and the carbonated top layer on older slabs. Leave any of those in place and the coating won’t bond.

Cracks are repaired before priming. Control joints get a semi-rigid polyurea filler, and structural cracks get a rigid epoxy paste. A rigid filler in a control joint will crack again as the slab moves through freeze-thaw, while semi-rigid polyurea flexes with it and keeps the surface sealed. We photograph the prep before coating, and the photos go into your warranty file.

## Polyaspartic for Light Commercial Floors

Polyaspartic also suits light commercial floors that need a seamless, cleanable surface for CFIA or public health requirements, or that can’t close for several days. Detailing shops, fitness studios, taprooms, and veterinary clinics are all good fits, especially in the busy plazas along Dundas Street and Hurontario.

For food-adjacent spaces, we specify a polyaspartic that meets NSF/ANSI 61 or equivalent food-contact requirements and has a slip rating suitable for wet commercial areas. The relevant test is ASTM C1028 wet coefficient of friction, where 0.6 or higher is the usual commercial threshold. Aluminium oxide grit broadcast into the topcoat provides that traction without hurting the gloss or making the floor hard to clean.

A typical 1,000 sq ft commercial polyaspartic job runs $6,000-$10,000 installed, including diamond grinding, anti-slip broadcast, and two topcoat passes, depending on slab condition and joint repair. The work takes one to two days and the space usually reopens the next morning. For a business that can’t afford a long closure, a durable, code-compliant floor installed overnight is a real operational advantage.

## Related Questions Homeowners Ask

### How long does a polyaspartic floor coating last in a garage that sees winter salt?

A properly installed polyaspartic topcoat over a full epoxy base typically lasts 10-15 years before it needs a recoat. The biggest source of wear in Mississauga is salt and grit coming in on tires all winter. That’s why the topcoat’s abrasion resistance matters more in Peel Region than it would in a milder climate.

### What is the total cost for a polyaspartic garage floor in a typical two-car garage?

For a 400-550 sq ft two-car garage, a full hybrid system with an epoxy base, decorative flake, and clear polyaspartic topcoat typically runs $2,800-$4,500 installed. Stand-alone polyaspartic runs a bit less, around $2,200-$3,500. Given the moisture and temperature swings in this climate, the hybrid system is usually the better long-term buy.

### Can polyaspartic be applied over a floor that was previously painted with a box-store epoxy paint?

No, not until the paint is removed. Box-store “epoxy” paints are mostly water-based latex with a little epoxy resin. They aren’t the same as 100% solids epoxy and won’t hold a polyaspartic topcoat. We grind the slab back to bare concrete first. Most of these thin paints come off quickly, and grinding is included in every quote.

### Does a polyaspartic floor require any ongoing maintenance?

Very little. Sweep or dust-mop regularly so grit doesn’t act like sandpaper under tires, and wipe up oil or chemical spills before they sit too long. Mop with a pH-neutral cleaner diluted in water. Avoid ammonia cleaners and strong alkaline degreasers, which can dull the gloss over time. The floor never needs waxing, resealing, or buffing.

### How does the polyaspartic install process work from start to finish on the day of the job?

Most residential garages are finished in one day. The crew arrives early, clears anything left in the garage, and diamond-grinds the whole slab, which takes one to three hours depending on size and condition. Crack and joint repair comes next, followed by the epoxy base if it’s a hybrid system. The base is ready to recoat in 3-6 hours at normal temperatures. Then the flake goes down, the excess is cleared, and the polyaspartic topcoat is applied last. You can walk on the floor a few hours later and park on it after 24-48 hours.

## Polyaspartic FAQs

### How much does a polyaspartic floor coating cost in Mississauga?

A stand-alone polyaspartic system on a 450-500 sq ft two-car garage typically runs $2,200-$3,500 installed. A full hybrid system with a 100% solids epoxy base, flake broadcast, and polyaspartic topcoat runs about $2,900-$4,500 for the same garage. Slabs with salt pitting or old coatings to remove add to the price, and all of it is written into a fixed-price contract after the assessment.

### Can you install polyaspartic in an unheated garage in January?

Often, yes. Polyaspartic keeps curing at temperatures that stop standard epoxy, so it's our go-to for winter jobs. For very cold, unheated garages we bring in propane heaters to raise the slab temperature and keep it there through the first cure. The slab also has to be free of frost and above the dew point, which we check on the day.

### Will polyaspartic hold up to salt and slush from the highway?

Yes. It resists sodium and calcium chloride, motor oil, gasoline, and most household solvents. It's also harder than standard epoxy topcoats, so grit and salt crystals under tires wear it more slowly. It isn't designed for long contact with strong acids or caustics, so a workshop with heavy chemical use gets a thicker epoxy base underneath.

### Why choose polyaspartic over polyurethane for a topcoat?

Polyurethane topcoats are usually aromatic and yellow within 12-24 months anywhere they get daylight. Polyaspartic is aliphatic and stays clear. For garages with windows, glass doors, or a south-facing opening, it's the better choice even though it costs more per litre.

### How far ahead do I need to book?

We book on-site assessments within one business week. Most residential installs can be scheduled within one to two weeks after that, though spring and early fall fill up faster. Commercial jobs that need night or weekend access usually need two to three weeks of planning.
