Epoxy Flooring Mississauga: Industrial-Grade Floors for Warehouses, Plants & Homes

The Mississauga Division of Toronto Elite Epoxy Flooring

Toronto Elite Epoxy Flooring - Mississauga brings the same crew, the same shot-blast and diamond-grind preparation, and the same workmanship warranty as our Toronto headquarters to every job in the city, from 100,000 sq ft distribution centres near Pearson to single-car garages in Port Credit.

Most of our work here is commercial and industrial: forklift-rated 100% solids epoxy and safety line striping for logistics buildings along Highway 401, chemical-resistant novolac systems for plants in the Southdown Industrial Area, and CFIA-compliant urethane cement for food and pharmaceutical processing. We schedule nights and weekends so 24/7 operations keep moving.

On the residential side, we install salt-resistant quartz flake and polyaspartic garage floors, moisture-mitigated basement systems, and decorative metallic finishes built for Ontario's freeze-thaw winters and humid summers. Residential garage systems start from $4.50 per sq ft installed, decorative metallic from $9 per sq ft, and commercial warehouse epoxy from $3 per sq ft.

Every project starts with an on-site assessment within one business week and ends with a fixed-price contract, so the number you sign is the number you pay. Every crew carries $2M liability and WSIB clearance.

What Every Project Includes

Common Problems

The Floor Problems We Fix Most Often

Highway salt, a short dry season, and decades of forklift traffic wear concrete down fast. These are the calls we get every week.

Worn, Dusting Warehouse Slabs

Older Meadowvale and Malton buildings shed concrete dust onto stock and forklift tires.

Salt-Pitted Garage Floors

Brine off the 401 and QEW pits and spalls bare concrete within a few winters.

Damp Townhome Basements

Hydrostatic pressure under sub-grade slabs bubbles and lifts finished floors.

Hot Tire Pickup and Peeling

Humid 32°C summers lift cheap floor paint off the slab and onto your tires.

What Moves a Residential Quote

Slab condition and system choice drive almost every residential price we write. A sound, clean slab sits at the low end of the range. These items push it up:

  • +Deep salt pitting or spalling - common in Clarkson and Malton garages, filled with epoxy mortar before the base coat
  • +An old DIY or solvent-based coating - has to be ground off to bare concrete before anything new goes down
  • +High in-slab moisture - typical of sub-grade townhome basements and older Port Credit foundations, needs a vapour barrier primer

We measure, test, and inspect the slab on-site, then send a fixed-price contract. No travel fee anywhere in the city, and no obligation after the visit.

Commercial & Industrial Pricing

Commercial work is quoted per project because traffic, chemistry, and scheduling vary too much for a flat rate.

40,000 sq ft distribution centre, Airport Corporate Centre
Shot-blast prep, 100% solids epoxy, forklift aisle and pedestrian walkway striping, installed in weekend sections
3,000 sq ft food processing room, Meadowvale
Urethane cement with integral cove base, drain integration, CFIA documentation, overnight cure schedule

Both use 100% solids materials. The site assessment locks in the spec and schedule, so the contract price is fixed before work starts.

Durability

How Long Does Epoxy Last Through an Ontario Winter?

A 100% solids epoxy system with an aliphatic polyaspartic topcoat, installed over a properly prepared slab, lasts 15+ years under Peel Region conditions. When floors fail early, it is almost always one of these three reasons:

  • ✕ Acid etching in place of grinding or shot blasting - the weak surface layer stays put and the coating has nothing solid to grip
  • ✕ No moisture test - vapour rising through the slab pushes the coating up from underneath
  • ✕ Solvent-based or waterborne product - the film shrinks as it cures and never reaches the thickness the floor needs

Get the prep and the materials right and the floor outlasts any of those shortcuts by a decade or more.

Mississauga averages about 108 cm of snow a year, and winter lows reach -15°C. Every vehicle coming off the 401, 403, or QEW carries brine into the garage or loading bay, and summer highs over 32°C bring hot tire pickup into play.

  • ✓ Polyaspartic flexible to -20°C - no microcracking through repeated freeze-thaw cycles
  • ✓ Shore D 78+ hardness - resists hot tire pickup in humid July and August heat
  • ✓ Recoat every 7-10 years at $2-$4/sq ft - renews the wear layer and extends the base system indefinitely

Materials

Epoxy, Polyaspartic, or Polyurea: Which System Fits?

Foundation Layer

Epoxy Base

100% solids, zero-VOC build coat. Delivers film thickness, chemical resistance, and a permanent bond to a mechanically prepared slab. It belongs underneath a topcoat, not on its own.

Best for: Every residential, commercial, and industrial floor we install

Topcoat

Polyaspartic

Aliphatic, UV-stable topcoat that cures within 24 hours and can be applied in cold conditions. Shore D 75-82 hardness stands up to scuffing, road salt, and hot tires better than standard polyurethane.

Best for: Garages, showrooms, basements, loading areas, fast-return commercial

Topcoat / Membrane

Polyurea

Cures in 30-90 minutes with the highest flexibility of the three, which makes it the right choice where the substrate moves. We use it on parking decks, exterior slabs, and cold-weather work.

Best for: Condo parking decks, crack bridging, exterior, winter scheduling

Most of the premium garages and showrooms we finish use a hybrid build: a 100% solids epoxy base for thickness and chemical resistance, a full broadcast of flake or metallic pigment, and an aliphatic polyaspartic topcoat for UV stability and quick return to service. It is the same pairing specified in dealership showrooms and regulated commercial spaces, and it outperforms either material used alone.

Waterborne epoxies sold for budget jobs carry only 40-60% solids. The rest evaporates during cure, so the dry film is far thinner than the wet coat looked. A 100% solids system keeps all of its volume, which is how it reaches its rated adhesion, thickness, and Shore D 78+ hardness.

Is Epoxy Flooring Worth It for Your Home?

Concrete Sealer
Wears off in 1-2 years under salt and tires. No film build and no real protection.
Interlocking Tiles
Trap brine and meltwater underneath, and shift under freeze-thaw movement.
DIY Paint-and-Chip Kits
Peel within 12-18 months without mechanical prep, then have to be ground off before recoating.
100% Solids Epoxy System - $2,900-$4,500 for a typical two-car garage
Outlasts all three alternatives. The trade-off is upfront cost and a 1-2 day install with the garage fully emptied. For a family in Churchill Meadows or Streetsville planning to stay ten years or more, it is the last garage floor they should need to buy.

How Our Work Changes Across the City

Building stock and floor demands shift from one part of the city to the next. Here is what we typically see in each area.

Gateway & Airport Corporate Centre

Large distribution centres and logistics hubs running around the clock next to Pearson. Most jobs here are forklift-rated 100% solids epoxy with aisle striping, and fast-cure polyaspartic phases scheduled so the building never shuts down.

Meadowvale Business Park

Older warehouse and flex buildings with worn, dusting slabs. We diamond-grind back to sound concrete, rebuild with high-build epoxy, and add safety line marking. Food and pharmaceutical tenants here get CFIA-ready urethane cement.

Southdown & Clarkson

Heavy industry with real chemical exposure, so novolac epoxy and secondary containment coatings are common. In the older Clarkson homes nearby, deeply pitted garage slabs need epoxy mortar patching before any coating goes down.

Port Credit

Heritage homes and waterfront properties with older foundations prone to moisture. Garage makeovers here are usually polyaspartic flake or metallic over a moisture-mitigating primer, plus metallic finishes for cafes and boutiques on Lakeshore Road.

Erin Mills & Churchill Meadows

Suburban homes and townhouses with sub-grade basements under hydrostatic pressure. Basement epoxy starts with a vapour barrier. Clinics and dental offices near Credit Valley Hospital call for seamless, easy-to-sanitize floors.

Malton & City Centre

Malton's aerospace suppliers and older plants need degreasing, shot blasting, and impact-resistant coatings. Around Square One, the work shifts to condo parking garages that need salt-resistant traffic membranes and line striping.

Surface Preparation

Why Preparation Decides How Long a Floor Lasts

Nearly every coating failure is a prep failure. Shot blasting or diamond grinding to CSP 3 and ASTM F2170 moisture testing are standard on every job, whether it's a garage or a distribution centre.

Shot Blasting & Diamond Grinding

Large warehouse floors are shot-blasted. Garages, basements, and edges are diamond-ground. Both open the concrete to CSP 3 and remove laitance, old coatings, and contaminants, giving the epoxy a true mechanical bond.

  • +Removes failed DIY and solvent-based coatings
  • +Consistent profile for even film thickness
  • +Required for 100% solids epoxy adhesion

ASTM F2170 Moisture Testing

We set relative humidity probes into the slab itself instead of relying on surface tests that miss vapour coming up from below. Sub-grade townhome basements in Erin Mills and older foundations in Port Credit often read well above coating limits.

  • +Finds the vapour drive that causes bubbling
  • +Readings recorded before any coating goes down
  • +Triggers a moisture-mitigating primer when needed

Crack, Pit & Oil Repair

Cracks, salt pitting, and spalls are filled with structural epoxy mortar or flexible polyurea before coating. Oil-soaked slabs in older plants get a degreasing pass and extra blasting, because oil you cannot see still breaks the bond.

  • +Structural fillers on cracks and pits
  • +Degreasing on oil-saturated concrete
  • +Flat, sound base before the primer
Technical Specifications

Commercial-Grade Materials on Every Job

100% solids epoxy base coats and aliphatic polyaspartic topcoats on every install, from Malton plants to Streetsville basements. No waterborne substitutes and no solvent-based shortcuts.

100% Solid Epoxy vs. Waterborne

Comparison of 100% solid epoxy versus waterborne epoxy properties
Property100% Solid EpoxyWaterborne Epoxy
Solids Content 100% 40 - 60%
Film Shrinkage on Cure None Moderate
Shore D Hardness 78+ 50 - 65
Hot-Tire Resistance Yes No
VOC Emissions Minimal Higher

Waterborne epoxy loses volume as the water evaporates, so the cured film is thinner and weaker than it looked going down. A 100% solids base coat keeps everything that was applied.

Shore D 78+
Hardness on Every Cured System

This is the benchmark for floors carrying cars, forklifts, and pallet jacks. It also prevents hot tire pickup, where tires heated on the highway bond to the coating and pull it off as they cool.

-25°C Rated
Aliphatic Polyaspartic Topcoat

Standard epoxy topcoats turn brittle below -10°C and crack along freeze-thaw stress lines. Our polyaspartic stays flexible down to -25°C and resists UV yellowing in garages, loading docks, and parking decks.

24 hrs
Return to Service

Polyaspartic topcoats let most floors take foot traffic within 24 hours and vehicles within 48. For 24/7 logistics sites near Pearson, phased night and weekend installs mean operations never stop.

Compliance

Regulated Environments We Work In

Local food, pharmaceutical, aerospace, and chemical facilities each carry specific flooring rules. We build to them and hand over the documentation.

CFIA Compliant

Food & Pharmaceutical Processing

CFIA requirements call for continuous, non-porous floors that resist bacterial growth and stand up to hot washdowns and caustic cleaners. We install urethane cement and 100% solids epoxy with integral cove bases for processing rooms and commercial kitchens.

  • +Seamless integral coving at every wall
  • +Thermal shock resistance for hot washdowns
  • +Drain integration and sloping
  • +Inspection-ready documentation
NFPA 99 Compliant

ESD Conductive Flooring

Electronics, aerospace, and lab environments need floors that bleed static safely to ground. NFPA 99 sets resistance between 1 × 10⁴ and 1 × 10⁹ ohms across the slab, and we test to it.

  • +Copper grounding grid under the epoxy
  • +Post-install resistance testing
  • +Full compliance documentation
  • +Aerospace, electronics, and healthcare use
OBC & OHSA

Containment & Slip Resistance

The Ontario Building Code requires impermeable floors where dangerous goods are stored, and the Occupational Health and Safety Act requires safe walking surfaces. We match the coating chemistry and aggregate to both.

  • +Novolac epoxy for chemical storage areas
  • +Aluminium oxide grit for wet processing zones
  • +Quartz aggregate for forklift aisles
  • +Anti-slip grit standard on all garages

Frequently Asked Questions

Answers to the questions clients ask us most. Anything else? Give us a call.

How much does epoxy flooring cost in Mississauga?

Basement epoxy runs $4.50-$10/sq ft, garage quartz flake with a polyaspartic topcoat $6.50-$10/sq ft, decorative metallic $9-$16/sq ft, and warehouse epoxy from about $3/sq ft on large, sound slabs. A typical two-car garage in Erin Mills or Meadowvale lands between $2,900 and $4,500. Industrial work such as CFIA-compliant urethane cement, novolac containment, or ESD flooring is priced per project. In every case, we visit, test the slab, and send a fixed-price contract, so the number does not change once work starts.

Can you coat a 24/7 distribution centre near Pearson without shutting it down?

Yes. Most logistics buildings around the Airport Corporate Centre and along Highway 401 never fully close, so we phase the floor into zones and work nights and weekends. Each zone is shot-blasted, coated, and returned to forklift traffic before the next one is taped off. Fast-cure polyaspartic topcoats let a zone go back into service the next morning. We agree on the phasing plan with your operations team before the contract is signed.

Will a garage epoxy floor hold up to Mississauga winters and road salt?

It will if it is built properly. Mississauga gets roughly 108 cm of snow a year, and every car coming off the 401, 403, or QEW carries brine into the garage. We use a 100% solids epoxy base bonded to a diamond-ground slab and an aliphatic polyaspartic topcoat that is chemically resistant to calcium and sodium chloride and stays flexible to -25°C. Floors fail when moisture gets under a poorly bonded coating and freezes. Mechanical prep removes that risk.

Do you install CFIA-compliant floors for Mississauga food and pharmaceutical plants?

Yes. Food and beverage processing and life sciences are two of the fastest growing sectors in the city, and both need seamless floors that resist bacteria, hot washdowns, and harsh sanitizers. For wet processing areas we usually specify urethane cement with an integral cove base, because it handles thermal shock from hot water and steam better than standard epoxy. Dry packaging rooms and labs can use 100% solids epoxy. We detail every drain and wall junction and provide documentation for your inspector.

My Mississauga basement feels damp. Can it still get an epoxy floor?

In most cases, yes, but it has to be tested first. Sub-grade townhome basements in Erin Mills and Churchill Meadows, and older foundations in Port Credit, often have water vapour moving up through the slab. We set ASTM F2170 probes into the concrete to measure relative humidity inside the slab. When readings are high, a moisture-mitigating primer goes down before the epoxy. Active leaks or standing water need to be fixed by a waterproofing contractor first, and we will tell you if that is the case.

What floor works best for chemical exposure in Southdown and Clarkson industrial plants?

Standard epoxy softens under strong acids and solvents. For plants with regular chemical splash or storage, we specify novolac epoxy, which is built for concentrated sulfuric acid, solvents, and fuels. Where dangerous goods are stored, the Ontario Building Code requires an impermeable floor, so we add raised curbs or coved containment walls to hold a spill. We match the system to the exact chemicals on your safety data sheets.
