Parking Garage Epoxy Coating in Mississauga, ON

Parking Garage Epoxy Coating in Mississauga, ON - Traffic Deck Membranes and Hangar Floors

Toronto Elite Epoxy Flooring - Mississauga installs polyurea traffic deck systems, salt-resistant broadcast coatings, and slope-to-drain waterproof membranes for condo parkades, commercial parking structures, and aircraft hangars. Every parking project includes line marking, stall numbering, and directional arrows, with phased scheduling that keeps the structure open throughout.

Parking structures are the harshest concrete environment in Ontario. Cars carry de-icing salt blends onto the deck, where chlorides penetrate bare concrete at 5-10 mm a year and start corroding the rebar. Exposed decks face ASTM C672 scaling conditions through 60-90 days of salting each winter, which spalls unprotected concrete and cracks rigid coatings at joints and column bases within 3-5 years. The minimum spec for a deck that bridges joint movement through freeze-thaw is a polyurea traffic deck membrane rated to 400% elongation at -30°C.

Mississauga has a large stock of underground and above-grade parking, from the condo towers around Square One and the new Hurontario corridor developments to office parks near the airport. Projects typically run 5,000-100,000 sq ft and are completed in phased overnight shifts over 1-4 weeks. Standard systems run $4 to $9 per sq ft. Full suspended-deck membranes with expansion joint detailing cost more and are priced after a structural survey.

What is Parking Garage & Hangar Epoxy?

Parking decks and aircraft hangars are the toughest floors we coat: constant vehicle traffic, oil and fuel drips, big temperature swings, and, on suspended decks, the job of keeping water out of the level below.

The right system depends on what the deck does. At-grade lots get high-build vehicle-rated epoxy with embedded line marking. Suspended condo and commercial decks need waterproof traffic deck membranes that bridge cracks. Hangars need chemical and fuel resistance plus aviation line marking.

We carry WSIB clearance and $2M liability and provide compliance documentation for condo corporation, commercial, and aviation contracts. As a full-service epoxy flooring contractor, we run parking projects with the same in-house crew and equipment behind our warehouse epoxy flooring systems.

High-Traffic Deck Coatings for Parking Structures and Hangars

The local climate puts parking coatings through a stress test most systems fail within three to five years. Peel Region sees dozens of freeze-thaw cycles each winter, and chloride loading from road salt on cars is among the highest in Canada. That combination quickly breaks down rigid epoxies through crack growth and delamination. Many condo and office parkades built during Mississauga’s 1990s and 2000s tower boom are now showing the results: spalled concrete, corroding rebar, and recurring water complaints from the levels below. The brief for multi-level underground parking around the City Centre is usually the same: moisture intrusion and heavy abrasion from concentrated traffic.

Vehicle-rated high-build epoxy for at-grade lots is 100% solids at 80-125 mils dry film thickness, giving the 10,000-12,000 psi compressive strength needed for cars and light trucks. Anti-slip aluminium oxide at 60-80 grit is embedded in the wear course at 12-18 oz per sq ft and locked under a UV-stable aliphatic polyurea topcoat that stands up to salt, petroleum, and sunlight without yellowing. That aliphatic chemistry is essential, because cheaper aromatic epoxy and urethane topcoats chalk and discolour within 18-24 months in exposed or semi-exposed parking.

Hangars bring a different set of chemicals. Jet-A fuel, Skydrol hydraulic fluid, and glycol de-icers are aggressive solvents that attack standard epoxy over time. Hangar floors for fixed-base operators and private aviation tenants around Pearson get novolac epoxy base coats, whose multi-ring structure resists a wider range of chemicals than standard bisphenol-A. Where fuel handling creates a static risk, we install conductive primer systems tested to ASTM F150 at 25,000-1,000,000 ohms. Aviation line marking follows Transport Canada facility guidance and is embedded under the topcoat so it lasts.

All high-traffic decks are prepared to ASTM D4259 and ICRI CSP 3-4 using ride-on diamond grinders and rotary scarifiers. No coating manufacturer, whether Tremco, Sika, or Sherwin-Williams, will warranty a surface prepared below CSP 3. When schedules are tight, as they often are in occupied condo and office parkades, we bring several grinders to finish prep in one shift instead of stretching it over several days.

Waterproof Traffic-Deck Membranes vs Standard Epoxy

The difference between a traffic deck membrane and standard parking epoxy isn’t quality. It’s what the system has to do structurally. Even at 100% solids and 100 mils, rigid epoxy can’t bridge cracks and isn’t designed to be a continuous waterproof layer. All suspended decks move with temperature and load, so a rigid coating cracks at every hairline, cold joint, and area of deflection. Once cracked, it channels water and chloride straight into the concrete, speeding up carbonation and rebar corrosion. Many condo corporations are now facing six-figure concrete restoration bills on decks where a membrane wasn’t specified at construction or at the first resurfacing.

A proper traffic deck membrane is a multi-layer assembly. It starts with a penetrating primer to consolidate the concrete, then a base membrane coat, typically a cold-applied modified polyurethane or polyurea at 60-80 mils, with polyester reinforcing fleece embedded at every crack, construction joint, and drain. A second membrane coat brings it to full thickness and waterproof continuity. The wear course is a high-build aliphatic polyaspartic or polyurea at 40-60 mils, chosen for flexibility, abrasion resistance, and UV stability. Total thickness runs 150-220 mils depending on the spec. Given our climate range, every suspended deck should use a system meeting ASTM C836 crack-bridging at -29°C.

The cost difference is substantial and should be budgeted accurately at the RFQ stage. At-grade lots with high-build epoxy typically run $8-$14 per sq ft, while suspended-deck membranes with full joint detailing run $18-$32. The premium reflects materials (membrane chemistry costs about three times as much per litre), labour (5-7 layers versus 2-3), and detail work at drains, curbs, and joints where leaks start. On a 20,000 sq ft suspended deck, the difference might be $200,000-$360,000, but a single water infiltration claim through a failed coating can exceed that within two or three years.

Expansion joints get their own treatment inside any membrane system. We use pre-compressed polyurethane foam backer rod and two-part polyurethane sealant in a profile that lets the joint move through its full thermal range without tearing. Where joints have widened after years of deferred maintenance, we set a pre-formed neoprene compression seal in a recessed pocket before covering it with membrane. Every joint detail is photographed and included in the closeout package for the property manager or condo board.

Line Marking, Safety Striping, and Wayfinding for Parking Structures

A parking coating without embedded line marking is an unfinished job. Aisle widths, stall sizes, accessible parking, fire routes, and pedestrian crossings are governed by City of Mississauga zoning by-laws and Ontario accessibility standards. Lines painted on top of a coated deck wear off under tires within one or two seasons, especially in busy multi-level structures where snow equipment runs on the deck all winter. We embed all line marking and striping under the topcoat, so the markings are protected by the full film thickness and last as long as the coating, with no annual repainting.

Accessible stalls need specific dimensions and the international accessibility symbol installed to Ontario Building Code standards. We check accessible stall counts, sizes, and signage against the building’s permit drawings before taping out the layout. For condo corporations, where the number of accessible stalls is fixed by code and enforced through property standards, getting the layout right before the topcoat avoids expensive corrections later.

Wayfinding elements such as directional arrows, entrance and exit markings, and level numbers are embedded the same way. Colour-coding each level is a popular request in large multi-level garages, like those serving the shopping and office towers in the City Centre, where drivers often lose track of where they parked. We build custom colour schemes into the membrane selection, and every layout is drawn up for your sign-off before application.

How much does it cost to epoxy a parking garage floor?

At-grade lots with a two-coat 100% solids epoxy system, anti-slip aggregate, and line marking typically cost $8-$14 per sq ft installed. Suspended condo or commercial decks with a full traffic deck membrane and joint detailing run $18-$32. The biggest variable is concrete condition. Heavy spalling, exposed rebar, or a failed old coating add $4-$12 per sq ft in repairs before coating starts.

What type of epoxy is used for aircraft hangar floors near Pearson Airport?

Hangar floors serving aviation tenants around Pearson are typically built on novolac epoxy base coats for broad resistance to jet fuel, Skydrol, and glycol de-icers. Where fuel handling creates a static risk, conductive primer systems tested to ASTM F150 go underneath. An aliphatic polyurea topcoat adds UV stability and resistance to the strong cleaners used in aviation maintenance.

How long does parking garage epoxy coating last in this climate?

A correctly specified aliphatic polyurea or polyaspartic topcoat on an at-grade lot should give 8-12 years before a maintenance recoat. Suspended-deck membrane systems with proper joint detailing last 15-20 years. Freeze-thaw is the main durability challenge, and systems that meet ASTM C836 crack-bridging at -29°C perform much better over ten years than those designed for milder climates.

Can parking garage line marking be done without closing the whole structure?

Yes. We work level by level or zone by zone, keeping the rest of the garage open. Because the markings are laid into the wet topcoat rather than painted on top, the sequence is planned carefully with property management and security. Overnight and weekend scheduling is available for busy condo towers where daytime closures aren’t practical.

Do condo corporations require WSIB clearance for parking deck work?

Yes. Almost every condo corporation and property management company requires a current WSIB clearance letter and certificate of insurance before a contractor can work on common elements. We provide both at contract signing and can supply updated letters at any point in a multi-phase project. WSIB compliance is also required under Ontario’s Occupational Health and Safety Act for any construction project, which includes parking deck resurfacing.

Toronto Elite Epoxy Flooring - Mississauga works on every type of parking structure, from surface lots at industrial buildings in Malton and Meadowvale to multi-level suspended condo decks in the City Centre. Every project is quoted after an on-site structural survey rather than from a rate sheet, because the deck type and concrete condition decide the right system and the honest price.

Parking & Hangar FAQs

How much does parking garage coating cost in Mississauga?

At-grade lots and slab-on-grade underground levels with high-build epoxy, anti-slip aggregate, and line marking typically run $8-$14 per sq ft once repairs and marking are included. Suspended decks that need a full traffic deck membrane with joint detailing run $18-$32 per sq ft. Heavy spalling or exposed rebar adds $4-$12 per sq ft in concrete repair, which we identify in the structural survey.

Our City Centre condo parkade leaks into the level below. What do we need?

Most likely a waterproof traffic deck membrane, not a standard epoxy. Rigid epoxy cracks wherever the deck moves and lets water and chlorides through. A membrane system with reinforcing fabric at cracks and drains, properly sealed expansion joints, and a flexible wear course stops the leaks and protects the rebar.

Can you work level by level so residents can still park?

Yes. We coordinate with property management and security, close one level or zone at a time, and work overnights and weekends where needed. Residents get a schedule in advance so they know where to park.

Do you coat aircraft hangars near Pearson?

Yes. Hangar floors get novolac epoxy base coats to resist jet fuel, Skydrol hydraulic fluid, and glycol de-icers, conductive primers where fuel handling creates a static risk, and aviation line marking embedded under the topcoat.

How long does a parking deck coating last?

A good polyaspartic or aliphatic polyurea topcoat on an at-grade deck lasts 8-12 years before a maintenance recoat. A suspended-deck membrane system with proper joint detailing lasts 15-20 years.
